Terms and Conditions

Our priority is for you to have the absolute best experience at Shoreland Lodges.  The rules and courtesies are here to make sure we can help you achieve this.  

Please do not hesitate to contact us by email on info@shorelandlodges.com with  any queries or any further information you may need to make sure you have the  best experience possible.  

General  

This is a legally binding contract between the property owner, Donny Kennedy/  Simon Kennedy and the holidaymaker. The property owner is also referred to as  “we” and “us”. 

The holidaymaker is the person who signs the booking form or, in the case of  online booking, the person who makes the online payment. This person is  responsible for ensuring all members of the holiday party accept and adhere to  these terms and conditions. The holidaymaker is also referred to as “you”. 

The properties referred to being Cherry Lodge, Holly Lodge, Loch Ness cottage,  Nessie Pod and Alba Pod.  

Bookings  

The booking becomes confirmed as soon as the deposit is paid. The booking can  only be cancelled by emailing info@shorelandlodges.com. The balance must be  paid in full 30 days before arrival. If you do not pay the full balance before this 30  days then your booking will be cancelled and your deposit will not be refunded.  

From the date of the booking confirmation you have 14 days to cancel. If you  cancel out with these 14 days then the deposit will be kept and no refund will be  given.  

The breakage deposit must be paid 7 days before arrival and will be refunded 7  days after departure.  

Bookings made less than 1 week prior to the arrival date must be paid in full at the  time of booking.  

Damage deposit amounts: 

Cherry Lodge, Holly Lodge and Loch Ness cottage – £250 

Alba Pod and Nessie Pod – £150

Cancellation by the Holidaymaker  

Cancellation of the booking by the holidaymaker should be made in writing or  email and addressed to:

From the date of the booking confirmation you have 14 days to cancel. If you  cancel out with these 14 days then the deposit will be kept and no refund will be  given.  

Cancellation by the Property Owner  

The property owner will endeavour to make sure the stated property is available for  the dates contracted. In the unlikely event the property becomes not available and  the property owner has to cancel the booking, the holidaymaker shall be entitled to  a full refund. The property owner shall only be liable to return the monies received.  No compensation or consequential losses shall be paid. 

Miscellaneous  

Whilst every care is taken to provide a true and accurate description of the  property, over time, alterations are made and some things do change. The  holidaymaker accepts that no refunds are available for such discrepancies. 

The property owner reserves the right to enter the property, at a reasonable time, in  the event of an emergency or remedial repair work being required. 

The property owner is entitled to ask the holidaymaker to leave the property  without any refund if, in the property owner’s opinion, the behaviour of the  holidaymaker and/or his/her party is unacceptable. 

The property owner reserves the right to refuse entry to anyone, who in the  property owner’s opinion is not suitable to or capable of taking charge of the  property. 

The property owner reserves the right to ask the holidaymaker and their party to  leave the property, without refund, should the behaviour of the holidaymaker and/ or their party be considered by the property owner to be unreasonable.

Number of Guests  

There is maximum number of people entitled to stay at each property, only those  people named on the booking form are entitled to stay. If it is found that more  people than agreed are using the property, this will be considered a breach of  

contract and the holidaymaker and his/her party will be asked to leave immediately  without any refund and the damage deposit will not be refunded. Sub letting or  assignation of the let is prohibited. 

Number fo guests maximum: 

Loch Ness cottage – 6 people max 

Cherry and Holly Lodge – 4 people max 

Alba and Nessie Pods – 2 people max. 

Pets  

Pets are not allowed in the property.  

Arrival and Departure Time  

Every effort will be made to have the property available from 3pm. The property  must be vacated by 10am on the day of departure. Late departure will result in an  additional charge being made. Information about keys and how to collect them will  be provided once full payment has been received. 

Liability  

The property owner takes no responsibility for the personal possessions of the  holidaymaker or the holidaymaker’s party. Vehicles and possessions are left  entirely at the risk of the holidaymaker. 

Children must be supervised at all times. 

Cleaning  

We would like to think the holidaymaker and party would treat the property as they  would their own home and at the end of the holiday the property is left in a clean  and tidy condition. The property owner retains the right to make an additional  charge for cleaning should the property not be left in a similar condition to the way  it was found at the start of the holiday.

Breakages  

The holidaymaker should make every effort to keep the property, fixtures and  fittings and all contents in the same state of repair and condition as at the start of  the holiday. Any accidental dame or breakages should be reported to the property  

owner (or their representative) prior to departure. The property owner retains the  right to make an additional charge for damage and breakages although it should  be noted that minor breakages and reasonable wear and tear (in the opinion of the  property owner) will not be charged for. 

Complaints  

Every endeavour is made to ensure your stay with us is memorable for all the right  reasons. However, we do recognise that from to time things do go wrong. In these  circumstances, it is the responsibility of the holidaymaker to make any such  problem known to the property owner (or their representative) immediately it  becomes apparent, thereby giving the property owner the opportunity to correct  the situation. Unless this procedure is followed, no subsequent claim will be  entertained. 

The property owner will make every endeavour to rectify any identified problems as  soon as is reasonably possible. 

Return of Breakage Deposit  

Your breakage deposit, minus any deductions, will be returned to you within 1  week of the departure. 

Hot Tubs  

No glass of any sort allowed in or around the hot tubs. Hot tub speakers must be  turned off by 11pm until 7am. Be mindful of other residents with music volume.  

Wash off all fake tan before using the hot tubs – if fake tan marks and discoloured  water is found upon inspection then £50 will be charged to from the damage  deposit.  

Please read the instructions before using the hot tubs.  

In using the hot tubs you must be aware that there are chemicals in the water in  order to keep them clean, you are using the hot tubs at your own risk and we will  not be held liable for any reactions taken. 

Hot tubs can be a drowning hazard so care must be taken at all time. Children  under the age of 14 must be accompanied by and adult at all times and children  under the age of 5 are not permitted to use them.  

Users with any health conditions must not use hot tub under any circumstances.  Users with any open wounds must not use hot tub under any circumstances.  Please do not eat whilst bathing. Do not use if pregnant or think you may be  

pregnant. Use of shampoo, soaps and oils in the tub is forbidden. Extra caution  must be taken whenever alcohol is being consumed, before or during the hot tub  use. 

Stags and Hens  

No stag or hen parties will be allowed.  

Loch Ness  

We do not recommend swimming in Loch Ness. 

Smoking  

No Smoking in the lodges or hot tubs.  

Travel Insurance  

We strongly advise you to take out the appropriate levels of travel insurance so you  can have peace of mind that your costs will be covered should you need to cancel  your holiday for any reason. 

Fires  

Fires are not permitted on site, we have a fire pit down by the shore for communal  use.  

GDPR  

We use booking software called Bookster to store all data. Shoreland Lodges uses  social media and on occasion MailChimp to help us with reviews and send  newsletters.
